Planning Services
A successful project starts with a well-defined scope and a comprehensive budget. Kalmia’s knowledgeable estimating department evaluates plans and specifications, coordinates with the document design team, previews construction site conditions and develops an accurate competitive bid. In addition to bidding services, Kalmia’s pre-construction services include budgeting, value engineering, scheduling and feasibility studies.
Budgeting
Prior to production of plans and specifications, Kalmia will provide a conceptual project budget based on a general scope of work. As documentation proceeds, the budget is updated and clarified. If the original budget is exceeded as changes in scope of materials are made, these additional costs will be flagged immediately instead of well into the project.
Value Engineering
Kalmia will work closely with the architect, engineers and owner during the project planning & documentation phase or after the award of bid to provide recommendations as to alternative designs, materials or methods that will cut project cost.
Scheduling
Kalmia provides a preconstruction project schedule to detail project operations, sequencing, durations, shop drawings & samples processing, long lead items and other project specific details.
Feasibility Studies

Kalmia will work closely with the owner and design professionals to determine the technical and financial feasibility of a project based on budget, schedule, location and the availability of materials and labor
Construction Services
Kalmia Construction Company Inc. assigns project team members based on their skills, experience and capabilities. Each team consists of a Project Manager, Assistant Project Manager and Project Superintendent.
Review of Construction Contract Documents
Development of Project Schedule
A schedule is set prior to the beginning of construction and is reviewed and updated at the weekly progress meeting.
Selection of Subcontractors
Kalmia selects subcontractors based on multiple criteria including bid price, quality of workmanship and work ethic, as well as Kalmia’s personal experience and knowledge of each subcontractor.
Pre-Construction Meeting
Prior to the start of construction, Kalmia’s project team will meet with the design team and the client to review the documents and specifications, pre-construction schedule, site set-up, rules and regulations and general project information.
Site Work Coordination
Kalmia’s project team coordinates the work of our employees as well as subcontractors, ensuring that the project schedule is adhered to and budget goals are met.
Submittals of Samples and Shop Drawings
Kalmia and the design team process shop drawings and submittals to ensure the correct materials, equipment and systems are being installed.
Weekly Construction Progress Meetings
The project team holds weekly or bi-weekly progress meetings. The frequency depends on the length and complexity of the project. Topics include schedule, progress, changes to work and general project issues. Attendees receive copies of the agenda at each meeting and meeting minutes are taken and published.
Documentation
Kalmia maintains complete project records in both electronic and paper form including, but not limited to the following items: meeting minutes, as-built drawings, approved shop drawings, approved shop submittals, maintenance and operating manuals and instructions, contact lists, project schedules, log of requested information, submittal log, change order lob and punch lists.
Post-Construction Services
Walk Through
Upon substantial completion of the project, Kalmia’s project team walks the project with the owner and/or design team. An agreement is made that the project has been completed according to the contract documents.
Punch List
During the walk through, the owner/design team points out any smaller items that still need to be completed to everyone’s satisfaction. Once the punch list is completed the job is considered 100% complete and the project enters the warranty phase.
Close-Out Package
Once the punch list items are completed, the client receives a complete project close-out package that includes permits and inspection records, warranty information, operation and maintenance information, and any additional materials required by the client.
Operation & Maintenance Manuals & Client Training
Operation and maintenance manuals for equipment installed during the project are provided in the project close-out book. Client training is provided for HVAC equipment and systems.
