Each awarded project is assigned a project team consisting of a project manager, assistant project manager and project superintendent. Prior to start of construction contract documents are reviewed, a project schedule is developed and subcontractor selections are made. During a pre-construction meeting all building specific rules and project specific documentation will be addressed. Site work coordination, weekly progress meetings, submittals, and documentation are all handled by Kalmia’s project team. The end goal is that each and every Kalmia client receives a professionally managed, high quality finished project.

Schedule

Prior to the start of the project a pre-construction schedule is made. As the project progresses the schedule is update weekly and reviewed at the weekly progress meetings.

Subcontractor Selections

Subcontractors are selected based on the lowest and best bid as well as Kalmia’s personally experience and knowledge of their quality of workmanship and work ethic.

Pre-Construction & Weekly Progress Meetings

Prior to start of construction Kalmia’s project team will meet with the design team and the client to review the documents and specifications, pre-construction schedule, site set up, rules & regulations and general project information.

Following the start of construction progress meetings will be held weekly or bi-weekly depending on the length and complexity of the project. Agendas will be passed out at every meeting and meeting minutes will be taken and published. Topics discussed include schedule, progress, changes to work and general project issues.

Submittals (Samples & Shop Drawings)

Shop drawings and samples are processed by Kalmia and the design team to assure that the correct materials, equipment and systems are being installed.

Documentation

Complete project records are maintained both in electronic and paper form including, but not limited to the following; meeting minutes, as-built drawings, approved shop drawings, approved samples, maintenance and operating manuals and instructions, contact lists, project schedules, request for information log, submittal log, change order log and punch list.
